Why metal roof prices have such a wide range
A 2,400 sq ft metal roof can quote anywhere from $18,000 to $60,000. Here's what moves the price:
- Panel type: Standing seam (concealed fasteners, vertical panels) costs 1.5–2x more than corrugated or exposed-fastener panels.
- Metal gauge: 24-gauge steel costs 15–25% more than 26- or 29-gauge but lasts longer and resists dents.
- Coating: Kynar 500 / PVDF finishes add $1–$2 per sq ft over standard polyester — color warranty is the difference.
- Roof complexity: Every hip, valley, chimney, and skylight adds labor. Simple gable roofs are cheapest.
- Tear-off vs. overlay: Metal can install over one layer of asphalt, saving $3–$5 per sq ft in tear-off. Most roofers still recommend tear-off.
